Yes. A seller's assist does help. We were able to negotiate down from $237,000 to $225,000 with a $7,000 seller's assist, to make the house $218,000. What did that get us here? A nice townhouse. What would that have gotten us in other parts of the country? A mansion. A good deal for around here though - we are very pleased. -
I could probably go on for days with this, but I'll start out with one of my favorites. I think the Ravens all black uniforms look great, and are probably the most intimidating in sports.

^ An FHA loan only requires a 3% down payment, thus, the PMI is pretty much inevitable as many people won't consider going as high as 20% when they can put down that little. Is it a little foolish if you can pay more than that? Sure. However, it can help people out. There really is no assistance at this point, as Joe very bluntly said. Banks won't budge, and don't expect any kind of help. Based on the information you have given, I wouldn't expect that house at this point - I'm sorry to say. -

^^ Exactly. Don't expect the tax credit to be a help right away. If you are factoring that in to your funds right now, don't. That is going to be something you will see a year from now. I have completely agreed with everything Emiroo has said so far - right on target. The main concern is definitely the credit score. If you don't have a score of at least 620, I don't even think you will be considered. I know that is the case with refinancing at least. I would assume the same stanards would apply, if not harsher. You may have to consider a co-signer, but even in that event, I think everyone would have to have the minimum credit score. -

^^ I have totally gotten my ass kicked. I think in fist fights as a kid, I would give myself a 0-2-1 record. However, the one loss I was clearly dominating, and a cheap shot took me down, which was then followed up with a stomp to my back that cracked 2 ribs. I think I have done a ton more damage to myself, though. I have a good tally - 4 concussions, 6 times a broken nose. My most major injuries have come at the hands of my father's bowling alley. 3 concussions happened there. 2 of the best are as follows: - I don't know if anyone has ever seen an old Brunswick bowling machine (I will have to get some pictures the next time I am up there) but in order to make repairs, you have to be about 8-10 feet off the ground - they are big machines. On my dad's machines, there is a step that is about 3-4 feet up. When getting off of the machine, you have to jump down from that 3-4 foot step, through a narrow passage between two machines. Well, right around lanes 9 and 10, there is a huge heating unit that hangs from the ceiling and when you are not careful and duck, you can most certainly hit your head hard. Well, being in my hyper work mode and not thinking, I went to swing down off of the machines, and nailed my head on it harder than ever before. After not being seen for about 20 minutes, someone decided to go see if I was still down in the back area. I was - knocked out on the floor. I was revived and tended to. Concussion city. - Next, I was bowling in a men's league at the age of 18. We were bowling the first placed team and were fired up about it. I was working a 4 bagger when I got up in the 6th frame of the first game. I threw the ball and it looked great. I started to walk backward and kind of "run it out". I did a little hop, and caught my heel funny on the approach. I remember falling backward, the last thing I remember seeing was the ball crushing the pocket for a strike. The back of my head hit the corner of the ball return (old Brunswick ball returns with very little give). The next thing I remember, I was sitting on a stool in the bar, and like 80 people had stopped bowling and were watching me. I guess I blacked out. A guy tried to be funny, and do some kind of fake CPR on me, and then realized I was out of it. My dad (he is only about 5'6", though he will tell you 5'9", and 150 pounds, though he will tell you a solid 175) being a lot stronger than what he looks, picked all 5'10" and 190 pounds (at the time) of me and carried me on his shoulders to the bar. Concussion city again. And now thinking about it, I think my fistfighting record might actually be 0-3-1. I was a bit of a headcase back about 5 years ago, and have calmed down a ton since. Let's go back to the bowling alley, a year after the concussion incident - league bowling again. We were getting ready to sweep the team we were bowling that night. I got up in the 10th frame of the last game and threw a ringing 10-pin, which I proceeded to miss. I thought I had lost it for the team (which it turned out we were done before I made the mistake) I got pissed, changed my shoes, stormed toward the door, and proceeded to punch a steel beam. Ate the time I ate meat, and stopped at Burger King on my way home for dinner. While eating my Whopper, I had a hard time gripping it. My hand hurt so bad that night I barely got any sleep. 3 days later I decided to go to the hospital, and they said it was a sprain. Then, the next morning I got a call from a specialist. It was a wrist fracture. End of bowling season. 11 weeks in a long cast, and 6 weeks of physical therapy.

^ Thank you for your support! And actually, that is the great thing about our organization. You do not have to be in a specific area to adopt! Just because we are located in the Philadelphia area, does not limit our adoption capability. We are currently working with a couple of organizations in the North Carolina area. The dogs that you see listed on the site, although it is not noted, are currently in gassing shelters in North Carolina and Georgia. We are looking for adopters throughout the country. We would be able to transport the dog to your loving home location. These transports are not new. There are actually a lot of organizations that do transports from shelters the south or Ohio, and bring the dogs to the Northeast, or elsewhere. Voluteers will actually drive 1-2 hour legs of the trip. For example, a transport from Nashville, TN to Hartford, CT could be broken down into 20-40 different legs, with 20-40 different volunteers donating their time and energy in driving the dogs to safety. However, we are one of the few organizations that focus specifically on gas chamber shelters. We are focusing on transporting from very high kill rate shelters. We have focused at this time on Spalding County, GA and pretty much all of North Carolina. Just to give you an idea of the numbers, in 2007 218,350 animals were gassed to death in the state of North Carolina alone. We hope to save dogs from that area, and influence local legislation to stop gassing.

Thank you very much for your words! I can't begin to explain the OVERWHELMING response we are getting at this point in time. After "officially" launching yesterday, we have ALREADY saved 1 dog from the gas chamber, and I just recieved interest for another off of the website, so there is another adoption application pending. Also, we have received our first donation! On top of that, we have had over 1,000 hits to our website, helpsaveme.org , since yesterday. That is in less than 24 hours! Take that Big Mike!

First, I would like to say thank you to Robb for giving me permission to post this, and for the kind words of good luck! I would like to announce a new organization that I am extremely happy to be a part of, and have been working on for the last couple of months, and very extensively for the the extent of this long holiday weekend - a big shout out goes to Henning's Marketing in Harleysville, PA for allowing us to use their dining terrace with their free wifi for about 45 hours from Friday until today. I would also like to thank a great person - Tricia Ciucci - my best friend in the world, and the brainpower behind this new venture. I would like to announce - Thunder's Angels Dog Rescue. Thunder's Angels is an incorporated, non-profit organization that rescues dogs from animal control facilities where they are scheduled to be killed in gas chambers by carbon monoxide poisoning. It is also dedicated to our cherished dog, Thunder, who sadly passed away on July 31, 2008 after 12 great years - we are looking to carry on his legacy with this organization, and try to save as many dogs from a tragic, inhumane death. I am going to use this thread as a source of information about the organization, place to share information about the cruelty of gas chambers as a form of euthanasia, forum to give information on how you can help, way you can learn how to adopt dogs that go through our program, and show how you may be able to volunteer for our organization. I will not bog you down with too much information in this initial post, but just want to shed some light on our new organization. It is a work in progress, but it is a great source for information about gassing shelters, has cute dogs listed that are URGENT to get adopted, dogs that are currently in foster care, and a lot of information about how you can help, or adopt any of the dogs currently going through our system. I had never watched American Idol until this season. I had known about the winners in the past just because it is such a big Pop Culture piece, but I had never taken the time to sit down and enjoy it. I was anti-American Idol. We started watching it early in the auditions this year just because there wasn't anything else on. We skipped the Hollywood crap, and picked back up the first week of the Top 36. Through all of it, I was a big Anoop fan, though I knew he wasn't going to win. I also really liked Gokey and Allison. I really thought Kris should have been eliminated within the first few weeks. His shy cuteness kept him in the game. When I was dialing the phone the every 5 seconds the other night like a little school girl, I knew I had a problem. In two hours, I got 3 votes in for Adam. I then gave up. I thought that Adam was the best overall this year, even though I do believe he does need some lessons on tones and octives. Some of the notes he belts out are amazing, and could kill a 6 year old if subjected to them long enough, but he needs to learn when to use them. I thought Kris was very vanilla. He is the kind of guy you have seen before, like a Jason Mraz or a John Mayer. However, that is why I believe he won. The show is American Idol. It is kind of like choosing the girl next door, or the All-American boy. Adam just doesn't fit that mold at this point in time in our society. Although I thought Adam was the best performer, and had the best voice, America is just more comfortable with a Kris.

I wouldn't mind seeing Birdman taking on The Boogeyman, Carmelo Anthony and Kobe teaming up to face Ted D. and Cody Rhoades, Kenyon Martin against John Cena, and the main event with David Stern and Vinny Mac with an NBA referee officiating and "accidently" miss interference by Phil Jackson, ultimately leading to Stern and the NBA being triumphant.

Thank you for a great part one of a place that you will see my name in about 25 years. I greatly appreciate you taking the time to go there and give a tour to everyone and show them where my name and bronze replica of my handsome face will be enshrined for ages, until the end of human-kind. By the way, that old club in the middle that you were confused about, that is actually an old school retrieving club that was used to pick balls out of water and unplayable lies back in the day. And my prediction for the "challenge hole": If you did the 2 shots, you missed the green to the left the first try, and then overcompensated and pushed it just wide to the right on the second If you did the 5 shots, you probably hit the green once.
